Impec’s partnership with this private equity firm in Menlo Park, California began when we spearheaded an 18-month construction management project to update and modernize their four-story office building.
Overview
Problem
Built in 1972, the owner wanted to realize his vision of converting the one-story enclosed entrance into a two-story fully open lobby including updated wood and tile throughout. To start fresh, a full demolition of the 46,000 square foot interior was required. Opening the walls created new challenges and extensive renovations as a result of the building’s age.
Strategy
To fully modernize the building, we relocated the main point of entry for communications and built a wooden spiral staircase to connect the third and fourth floors along with installing glass front offices. The windows, building façade, and landscaping were all removed from the building exterior and replaced as well. We encountered numerous challenges and sub-projects as a result of opening of walls.
Impec’s project management team oversaw the entire construction management process from developing schedules and maintaining the budget, to working closely with the architects and general contractors. Employing a hands-on, on-site daily management approach and working closely with the building owner, Impec Group was able to steer the project to successful completion.
Result
Sand Hill Road is one of the most prominent addresses in the Bay Area and is a fully renovated Class A office building that offers state-of-the-art amenities. The building now boasts natural light and fresh décor along with a new exterior patio added to the back of the building. Centrally located in Menlo Park, California, this building renovation is fully leased and thriving.
